Ask ten homeowners how a house sells for six figures over asking, and you’ll hear the same three guesses. “Must’ve been a hot market.” “Low inventory, probably.” “They just got lucky.”

Luck isn’t a strategy, and it’s not what happened here. This home brought in nine offers, an accepted cash deal, and closed in two weeks. Even after inspection negotiations, our sellers walked away roughly $100,000 above asking. None of that was chance. It was a plan set in motion weeks before the home ever went live.

About the home. A five-bedroom, three-and-a-half-bath mid-century property, just over 4,000 square feet, in one of Camas’ most sought-after spots. The back of the home opens to views stretching across Camas toward Mt. Hood, and it’s an easy walk into Downtown Camas.

Homes like this are fun to market because they stand out. The downside is fewer comparable sales to lean on, which means pricing, positioning, and marketing all carry more weight.

Getting it ready. A common misconception: selling begins the moment your home hits the MLS. It doesn’t. It begins with prep.

This particular home was part of an estate, so before we touched photography or marketing, we had to get it move-in presentable. We cleared the property completely, made cosmetic fixes, cleaned it professionally, then brought in staging. Sellers sometimes push back on staging as an unnecessary cost, but here’s its real function: it lets buyers picture their own life in the space instead of seeing someone else’s home.

Building anticipation before launch and marketing built for competition. A lot of agents list the instant a home is ready. We held off and ran a Coming Soon campaign instead. The reasoning is simple: momentum sells. Same idea as a restaurant opening or a product launch, people notice, get curious, start talking before it’s even available.

By putting the home in front of buyers before they could tour it, we created buzz ahead of time. Agents mentioned it. Buyers bookmarked it. People were already planning their weekend around seeing it, so the home hit the market with demand already built in. Each piece served a purpose. More qualified buyers means more competition, and competition is what puts leverage in a seller’s hands.

Where the real work happens. Anyone can set an offer deadline. That’s not a strategy on its own. The strategy lives in what happens between the launch and that deadline. Over that weekend, we stayed in constant contact with buyer agents, answering questions fast and keeping every interested party informed enough to submit their best offer.

The outcome. Launch weekend beat expectations, with twenty-seven groups at our open house and over thirty-eight private showings. Nine offers came in. The sellers accepted a cash offer that closed in two weeks, and after inspection negotiations, still landed about $100,000 over asking.

People see that final number and think that’s the whole story. It’s not. Dozens of decisions led up to that accepted offer, and that’s really what a seller is hiring an agent for.

The takeaway. Homes don’t sell themselves anymore. Listing and waiting isn’t a plan. Prep, pricing, presentation, marketing, communication, negotiation, they all build on each other. Done right, buyers compete. Competing buyers give sellers leverage, and leverage drives results like this one.

Not every home lands nine offers. But the framework doesn’t change: prepare it, price it right, present it well, market it with intent, communicate constantly, negotiate hard. That approach holds up in any market because it’s built on execution, not chance.
