I ranked every city and neighborhood in Clark County. C-tier to S-tier.

The criteria: schools, housing value, commute, lifestyle and amenities, and what I call the stay factor, how likely a family is to move in and never want to leave. Some of it will feel obvious. Some of it is going to start an argument.

C-tier: the smart starter, not the forever home. Orchards is the most budget friendly entry point in the county, with homes starting in the low $500s and easy access to shopping and services. The schools aren’t the draw and the housing stock skews older, so most families I work with treat it as a stepping stone rather than a forever home. That’s not a knock. That’s exactly what it’s built for.

B-tier: real contenders with one catch each. Battle Ground wins on space, four bedrooms and a quarter acre for a price that would get you far less anywhere else, but the commute to Portland is a real trade off. La Center has small town charm plus a surprise: Ilani, one of the region’s premier casino destinations, sitting quietly in a town most people have never heard of. Washougal might be the most underrated pick on the whole list, river access nothing else in the county can match, and homes in the $575 to mid $600s range pulling the same buyer profile Camas attracts, just at a lower price.

A-tier: hard to go wrong here. Fisher’s Landing is the closest Vancouver neighborhood to Camas, giving you the Camas feel at a lower price point. Felida is Vancouver’s established, upscale pocket, larger lots and mature trees, with one of the highest stay factors in the county. Ridgefield is the new construction capital of Clark County, and buying there means buying into where the community is headed, not just where it is today. Salmon Creek is the steady, reliable pick, solid access to schools and shopping without feeling crowded, and an easy run up I-5.

S-tier: one city, no contest. Camas takes it alone. The school district is consistently rated among the best in the state, downtown is genuinely walkable and historic, and the stay factor here is the highest in the county, and it isn’t close. Full disclosure, I live in Camas. Make of that what you will.

The wildcard almost nobody talks about. Woodland didn’t make the tier list because it isn’t really competing with the rest of the county. It’s rural Pacific Northwest living at prices that make everywhere else look expensive, and it’s quietly perfect for remote workers, retirees, or anyone who wants land and views over suburban convenience.

Where this leaves you. A tier list is a fun way to start the conversation, but it isn’t the whole answer. The right city for your family depends on your budget, your commute tolerance, and how much you actually care about the stay factor.
