Buyers and newer investors mistakenly spend all their time chasing listings. They scroll through Zillow and Redfin, and talk to as many agents as they can, hoping to stumble onto the deal that changes everything. While it is understandable, it’s also the reason so many of them stay a step behind.

When an agent knows your budget, your goals, and the specific thing that makes you say, “that’s the one, let’s put an offer in,” they can go to bat for you and actively hunt for opportunities you’d never find on your own.
This is why casting a wide net backfires. If you’re an investor looking to break into the market, the instinct is often to connect with every agent in town and hope volume does the work. We’d suggest the opposite. Find one agent you trust, someone with a strong track record who works proactively, and sit down with them. Talk through your goals in detail and be clear about what you’re looking for, so they can go out and search on your behalf.
The buyers getting the best results aren’t the ones talking to the most agents or casting the widest net. They’re the ones who’ve built a genuine relationship with an agent they trust, someone who will go find opportunities that aren’t yet on the market.

Sometimes a homeowner has to move quickly for a job relocation and doesn’t have time to prep the house and list it, so they’re looking for a fast, off-market sale. Sometimes there’s been a death in the family, and someone who has inherited a property simply needs to sell.
